vinyl window maintenance

Purchasing vinyl windows is not a process you want to repeat on a regular basis.

That’s why you need to ensure that you are making the most of your vinyl windows and caring for them accordingly to avoid hassle in the future.

It’s unfortunate that many homeowners choose to invest in high-end windows, but fail to educate themselves on proper cleaning and maintenance techniques.  If you want your windows to be free from squeaks, stiffness, or condensation, then here’s what you should know:

Think simple when it comes to cleaning

A mild dish soap and water solution applied with a soft cloth will do the trick by removing most dirt from your vinyl surface. Harsh or abrasive cleaners such as bleach should be avoided at all costs, along with pressurized washers. The latter items can cause serious and irreparable damage to your windows.

If you have sliding windows, it’s imperative to keep the track insert area clean and well lubricated because it operates the smoothness of your sliding motions. A mix of soap and water is usually sufficient.

Lubricate at least once a year

Hinges, guide arms, tracks and rotor gears can get stiff and sticky over time, making your windows difficult to open. To prevent this, we suggest inspecting and lubricating using a silicone release spray or light machine oil (3 in 1) on a yearly basis. For sliding windows, lubricate the sliding track with a silicone or Teflon spray.

Remember, you must NEVER spray lubricants or oils on any glass surface.

Be prepared to make adjustments

The foundation of your home deals with the realities of a harsh Canadian climate, and this can impact your vinyl windows. You might find eventually that it’s necessary to adjust the locking mechanisms or keepers because they’ve become loose.

If you have casement windows, then remove the upper set of screws on the keeper, loosen the slide screws and adjust the position up or down.  If you’re satisfied after testing the lock, then simply tighten and place the components.

For sliding windows, use a square head screwdriver to loosen the keeper. Once loosened, it can be repositioned and tested for the right location.  Just be careful about over tightening screws.

Remove screens during winter months

Window condensation can cause damage to your health and your vinyl windows, so be sure to remove your screens during the winter months to eliminate a mold buildup.

During the non-winter months, you can keep your screen clean by removing it first, and washing it on a flat surface with a mild soap and water mixture. Make sure you dry the screen before reinstalling it.

Additional tips for your vinyl windows:

  • Inspect your caulking on a yearly basis to ensure a proper seal (this is crucial for insulation during the winter)
  • Pay extra careful attention to ensure that weather-stripping and hardware is not painted over. This could jeopardize the product and your warranty.
